What inspired the joint venture with Comras, Grass River Property, and Federal Realty Investment Trust (FRIT) to undertake the modernization of CocoWalk in the village of Coconut Grove?

Ramsey:  Fondly known for “Where the Grove comes together,” CocoWalk has always been ideally suited as a destination for retail, dining and entertainment. The walkability of the neighborhood and strong demographic profile made it a favorable redevelopment opportunity for the joint venture. Cocowalk is now solely owned and managed by Federal Realty Investment Trust (NYSE: FRT).

Could you describe the vision behind the transformation of CocoWalk into Miami’s most vibrant and walkable people space?

Ramsey: Reimagined for the 21st century and inspired by Coconut Grove’s tropical gardens and lush surroundings, Cocowalk was designed to be the living room of the Grove. Unique boutiques, chef-driven dining destinations, and a five-story Class A office building helped reenergize the neighborhood for the daily lifestyle needs of those living, working or visiting the Grove. Expansive outdoor seating in the renovated open-air plaza with a 60’ Kapok tree at its center has helped to transform CocoWalk into one of most beloved gathering places in the Grove.

What specific features or amenities have been added or enhanced as part of the modernization process?

Ramsey: CocoWalk aligned its updated design with a robust placemaking program, emphasizing the native foliage and iconic tree-lined streets to better embrace Coconut Grove. The design incorporates subtle nods to the Grove’s rich history. As part of the mixed-use strategy, an 85,762-square-foot, five-story Class-A office building was added to the property. The redesign also removed the central building, creating an open-air space that directly connects to the pedestrian walkway.

Several new restaurants—Botánico Gin & Cookhouse, El Bagel, Eva & The Oyster Bar, Mister O1 Extraordinary Pizzeria (known for its star-shaped pizzas), Narbona, PLANTA Queen, Salt & Straw, Sweetgreen, Sushi Garage, and The Key Club—have opened alongside new and returning retailers: INFINITY Beyond Fitness, 3D Brows, Bluemercury, Coco Cigar, Edite Mode, Miami-based eyewear designer and retailer Edward Beiner, Europann, Gas Bijoux, Glosslab, FPMovement, School of Rock, Skin Lab, Sportive, The Spot, and YouFit. They stand alongside longtime favorite establishments, including a fully renovated Cinépolis Theater, since the completion of CocoWalk’s redevelopment.

How does CocoWalk cater to the diverse needs and preferences of Coconut Grove’s resident, office, and now hotel markets?

Ramsey:  Inspired by the Grove’s legacy for an eclectic neighbors and visitors CocoWalk has been curated by a dynamic collection of local, national and direct access to dozens of dining and shopping options has been key in the evolution of Coconut Grove as a premier destination.

Can you elaborate on the role CocoWalk plays in contributing to the resurgence of Coconut Grove as a vibrant community?

Ramsey: CocoWalk serves as a focal point for commerce, entertainment and community engagement. The mix of retail and entertainment options attracts both locals and visitors, contributing to the vitality of Coconut Grove and helping to boost foot traffic and support for neighboring local businesses. We aim to serve the Grove community by fostering a sense of togetherness, which we achieve in part by supporting local gatherings including the Coconut Grove Arts Festival, further integrating CocoWalk into the area’s cultural atmosphere.

In what ways does CocoWalk integrate with the surrounding area to create a cohesive urban environment?

Ramsey:  CocoWalk’s location, combined with easy access to public transportation and pedestrian pathways, allows for seamless connectivity between the property and its surroundings, making it feel like a natural extension of the neighborhood. Our architectural style incorporates natural elements that blend with Coconut Grove’s historical setting.

How does the revitalized CocoWalk contribute to the overall economic and cultural landscape of Coconut Grove and the greater Miami area?

Ramsey:  CocoWalk’s revitalization has attracted tourists from across the city and beyond contributing to Miami’s broader tourism industry. The transformation has significantly contributed to the growth of the local economy by bringing new businesses and fostering the creation of new jobs in the area elevating the Grove as a premier neighborhood.

Looking ahead, what are the long-term goals and aspirations for CocoWalk as a mixed-use anchor in Coconut Grove?

Ramsey:  Uniquely positioned in the heart of the Grove, CocoWalk offers locals and visitors highly desired dining and shopping opportunities with each visit. Events centered around bringing the community together, including FP Movement’s Monthly Movement Series and continuing unique partnerships like the Candlelight Concerts Series. Ramsey:  The One CocoWalk Class A Office Building is part of a selected group of sustainable and innovative buildings which are LEEDv3 Gold certified in the City of Coconut Grove. CocoWalk’s LEED Certification reflects the sustainability initiatives undertaken during its construction, including development density, community connectivity, pollution prevention, water efficiency, energy optimization and the use of low-emitting and regional sourced materials.
